The upper, residential levels of the 500-ft-tall structure will be 100% electric (fossil-fuel independent), a first in the city. Two public schools in the lower levels will aim for Passive House architectural standards requiring extremely low energy consumption. The stepped, narrow design of 100 Flatbush Avenue is by Architecture Research Office, and Thornton Tomasetti is providing consulting. There will be 256 residences, 100,000 ft2 of office space and 30,000 ft2 of retail. Future phases include a 69-story mixed-use building and rehabilitation of a pair of older, existing structures. The draft Central Sydney Planning Strategy, the first major change to the city's planning regulation since 1996, was unveiled in 2016. The new regulation would allow developers to build taller than the current height limits — 300 m for CBD towers restricted to exclusively commercial use. The new rule would allow buildings 24 stories taller than the city's current tallest commercial building, the 244-m, 50-story Chifley Tower. Work on the multiyear contract, the largest escalator replacement in BART's history, is set to begin in spring 2020. In addition to 145 new escalators, 153 units received new motors, steps, handrails, safety devices and electrical systems. The development will have two towers, rising 313 m and 240 m in height, and will bring office space, apartments and high-end shopping to the city. KONE will deliver 54 elevators for the project — 12 MonoSpace®, 37 MiniSpace™, four MiniSpace DoubleDeck and one MiniSpace Transformer — as well as 20 TravelMaster™ 110 escalators to the development. The complex, which includes a 68-story residential building, will also be equipped with the E-Link™ monitoring system, and the contract includes two years of standard maintenance.
